城市更新进入新阶段后要求更加关注民生福祉，学术界对城市更新如何影响居民福祉的研究不断涌现。笔者对城市更新影响居民福祉的主要英文文献进行回顾，总结出既有研究所聚焦的 5 个热点主题，包括 ：城市更新目的与居民福祉的关系，城市更新中物理环境变化对居民福祉的影响，城市更新中社会环境变化对居民福祉的影响，城市更新中的福祉公平研究以及基于福祉的城市更新框架研究。结果显示，城市更新的目的是否响应居民诉求，城市更新带来的物理环境提升是否涉及搬迁，城市更新对社会环境的扰动是否涉及社会参与和赋权，城市更新带来的绅士化及群组影响差异等，均会对居民福祉产生正向或负向影响。最后基于综述内容，笔者提出未来研究展望和实践建议，包括 ：加强纵向数据搜集，形成相关数据库和辅助决策平台 ；进一步探究城市更新对居民福祉的影响机制 ；在中国语境下开展城市更新影响居民福祉的实证研究，以解决城市更新实践中的矛盾和难题。

As urban regeneration comes into a new stage, urban residents’ well-being has attracted increasing attentions. Researchers have widely examined how urban regeneration influences residents’ well-being. Based on the key-word search of Web of Science, this paper aims to review the related researches. We summarize five main research themes, including the relationship between the aims of urban regeneration and wellbeing, the influence of physical environment change on well-being during urban regeneration, the influence of social environment change on well-being during urban regeneration, well-being justice in urban regeneration and the framework of urban regeneration based on well-being. The results show that if the aim of urban regeneration could meet residents’ needs, the preconditions of improvement of physical environment brought by urban regeneration, if the disturbance of social environment by urban renewal involves social participation and empowerment, and the gentrification and group differences brought by urban regeneration are important aspects of improvement or decrease of well-being during urban regeneration. Finally, we give suggestions on future research in China. First, longitudinal data should be collected and there should be a decision platform based on simulation of well-being under the context of urban regeneration. Second, the mechanism of urban regeneration impact on well-being should be further explored. Moreover, this paper suggested that the empirical research of how urban regeneration could influence well-being should be conducted under Chinese context to solve conflicts and problems during urban regeneration.
